Appointing an Architectural Consultant

Deciding whether or not to appoint an architectural consultant, and who to select can be tricky. 

If your project is quite straightforward and simple, and you have very clear ideas about what you want to achieve, you may decide to avoid this and work with your building contractor to develop your ideas. 

As a rule of thumb, architectural consultants generally offer a full service for projects with a budget of £30,000 or more, but they often also provide project input for smaller fees and will invariably provide a free initial consultation.

We work closely with several local architectural practices and are happy to provide you with a recommendation on who to approach based on the nature of your particular project.

Project Quotation

With your project brief in place, it’s time to finalise the budget and turn an approximated total figure into an itemised schedule of works so that you are clear about all the costs and the detail of the finish. 

Our quotations give you:

• A fixed price for the entire project

• A clear breakdown that’s easy to understand

• An itemised element for each stage of your project where applicable

• Payment terms detailing pre-agreed stage payments if applicable

The Build

Agreeing the timing and a schedule for your project at the outset is really important. 

It will enable you to plan for any unavoidable disruption as a result of the building works and, importantly, gives both parties clarity over what’s happening when. 

Once underway, we

Keep in regular contact with you so you’re completely up to speed at all times

Make sure you are informed about any necessary changes in plans or specifications 

Use our own directly employed multi-trade skilled workmen

Maintain a safe and organised site in accordance with health & safety guidelines (Colbran & Wingrove Ltd is Chas accredited)

Communicate with the architectural consultant to ensure your project progresses in line with planning requirements and building regulations, and we liaise with the relevant local authority as required.

Sign Off

Finally, after much anticipation, your project has been completed. Time to check through every last detail to ensure you are completely satisfied.

We make sure:

• All relevant documentation, including plumbing and electrical certification, is in place

• The project has been signed off by the local council and a building warrant (where applicable) has been issued.
